Cinema-to-Boutique Hotel Conversion
A decommissioned 1931 cinema reborn as a 34-room boutique hotel. The original Zigzag Moderne proscenium arch was preserved in situ and now frames the lobby bar. All new construction meets IBC 2021 while the historic envelope remains untouched.

An art gallery designed from scratch in full Zigzag Moderne vocabulary for a collector who wanted the geometry of 1929 without the infrastructure of 1929. Stepped façade, fluted pilasters, and custom nickel-silver window surrounds — all engineered to current seismic and energy codes.

Private Members Club Restoration
A Landmarks-designated members club whose smoking room had been divided into offices in the 1970s. Full reversal: original plaster ceiling recovered beneath a dropped tile grid, terrazzo bar top recast from a surviving sample, and the original bronze doors re-hung after 40 years in storage.
Full Commercial Buildout
A full lobby buildout for a financial services tower whose developer wanted a 1930s Rockefeller Center register in a 2024 curtain-wall building. The solution: a freestanding Art Deco interior envelope — stone, metal, glass mosaic — built as a complete independent structure inside the modern shell.
